What it is
Measures how house prices evolve in the Czech Republic through an index tracking the change in prices of dwellings sold. Published by the Czech Statistical Office (CZSO), it is a key gauge of the housing market and of household wealth.
How it's calculated
Compiled as an index against a base year from actual transaction prices, adjusting for dwelling characteristics (a hedonic method) to isolate the pure price change. It is typically reported as year-on-year and quarter-on-quarter changes.
Market implications
House prices affect construction, household wealth and consumption (the wealth effect) and financial stability through mortgage lending. Rapid gains fuel the affordability debate and can influence the Czech National Bank's (CNB) policy stance.
Limitations
House price indices are released with a lag and are revised; prices can also be distorted by the mix of transactions (the type and location of dwellings sold) and by thin trading volumes in some periods.
