What it is
The Halifax House Price Index measures the change in UK house prices based on mortgages approved by Halifax (Lloyds Banking Group), one of the country's largest lenders. It is Britain's longest-running monthly house price index (since 1983) and a widely followed market benchmark, albeit a private one.
How it's calculated
A standardised, seasonally adjusted average price (1992=100) built with a hedonic mix-adjustment over the mortgages Halifax approves in the month. Monthly (seasonally adjusted), quarterly and year-on-year changes are reported.
Market implications
It offers an early read on the housing market, arriving before the official HM Land Registry/ONS index. It matters for consumer sentiment and as a proxy for UK household wealth.
Limitations
It covers only Halifax's mortgages rather than the whole market, and it is a private index, not the official statistic (that is the HM Land Registry/ONS series). The freely available history is limited.
