What it isMeasures the change in UK house prices using mortgages granted by Nationwide, one of the country's largest lenders. It is a private index rather than an official statistic, but a widely followed market benchmark, released within the very month it refers to.
How it's calculatedA seasonally adjusted index (base Q1 1993 = 100) built from the valuation prices of mortgages approved by Nationwide during the month and adjusted for property type and size using hedonic regression. Monthly (seasonally adjusted) and annual changes are published.
Market implicationsIt leads the pulse of the UK housing market, since it is released ahead of the official HMLR/ONS index, which comes with a longer lag. It matters for consumer sentiment and as a proxy for household wealth; a strong reading supports confidence and can feed into Bank of England rate expectations.
LimitationsIt covers only Nationwide's mortgages, not the whole market, and it is a private index rather than the official government statistic (the official HMLR/ONS series is recorded separately). It can diverge from other indices because of methodology and sample.
