How it's calculatedThe average asking price of newly listed homes on the portal over a roughly four-week window, without adjusting for completed transactions or property mix beyond the breakdown by segment (first-time buyers, second-steppers and top of the ladder).
Market implicationsBy measuring asking rather than sale prices, it leads seller sentiment before it shows up in the transaction-based indices (Nationwide, Halifax, HMLR/ONS). It is an early gauge of the UK housing market and of homeowner confidence.
LimitationsIt measures asking prices, not actual sale prices, so it can over- or under-state the market if the gap between asking and final price shifts. It is not an official statistic and is not fully adjusted for the mix of supply.
