What it is	The Rightmove House Price Index measures the monthly and annual change in the asking prices (not sale prices) of homes advertised on Rightmove, the UK's largest property portal. It is a leading indicator of seller sentiment.
How it's calculated	The average asking price of newly listed homes on the portal over a roughly four-week window, without adjusting for completed transactions or property mix beyond the breakdown by segment (first-time buyers, second-steppers and top of the ladder).
Market implications	By measuring asking rather than sale prices, it leads seller sentiment before it shows up in the transaction-based indices (Nationwide, Halifax, HMLR/ONS). It is an early gauge of the UK housing market and of homeowner confidence.
Limitations	It measures asking prices, not actual sale prices, so it can over- or under-state the market if the gap between asking and final price shifts. It is not an official statistic and is not fully adjusted for the mix of supply.
