What it is
It is an economic indicator of the US on the number and price of transactions closed Housing Second Hand. The data is published monthly by the National Association of Realtor (NAR). It is generally a lagging indicator and usually react after changes in interest rates associated with mortgages, even in times of uncertainty about the real estate market can be a good leading indicator.
How it's calculated
It is a fact that comes from a study conducted by a survey in diverse locations throughout the US This sample is greater, and therefore more significant than that of the sale of New Homes, and is therefore subject to fewer revisions.
Market implications
It is a fact closely related to the interests of mortgages, and therefore strongly influenced by the evolution of interest rates. Thus, a reduction in benchmark interest rates positively affects home sales after several months of delay.
Limitations
Each month of publication the previous data is reviewed. In turn, it highlights the volatility and the effect it can have certain months in its evolution.
