What it isThe index of housing starts is the number of new homes started in the period, is divided into five categories: dwellings authorized to be built, homes authorized but not started, dwellings whose construction has been started, the housing process construction and completed dwellings. The index is made from the data only on privately owned homes.
How it's calculatedThe calculation is done through a survey of local offices responsible for permits for housing construction. It is surveyed about 9,000 of the 20,000 offices in the country. The data are seasonally adjusted.
Market implicationsThe evolution of this indicator reflects the level of confidence of American families regarding the general economic situation and their own financial position. It also reflects the evolution of the construction sector in relation to the number of homes sold and the price thereof.
LimitationsLike any survey, it is subject to estimation error of the selected sample, as the error of the variability of the results. Nor it is free from any errors in the data processing itself.
